Understanding Mold

Mold is part of the natural environment—outdoors it breaks down organic material, and its spores are in virtually every breath of outdoor air. Indoors, it becomes a problem when it finds the one thing it can't grow without: sustained moisture on a surface it can feed on.

The Growth Equation: Moisture + Time + Food Source

Modern buildings are made largely of mold food—drywall paper facing, wood framing, and the organic dust that settles on every surface. Spores are already present everywhere. The only missing ingredient is water. Give a susceptible material sustained moisture, and growth can begin within 24 to 72 hours.

This is why every credible public health agency—EPA, CDC, WHO—repeats the same principle: control moisture and you control mold. It's also why our investigations are built around finding moisture pathways first, and sampling second.

The Six Moisture Pathways We See Most

Plumbing leaks

Slow supply-line drips, under-sink seepage, failed wax rings, and pinhole leaks inside walls—small, persistent moisture that feeds growth for months before anyone notices.

Roof & envelope intrusion

Roof leaks, failed flashing, and window or door intrusion that wets framing, insulation, and the back side of drywall after rain events.

Bathroom & shower failures

Leaks behind shower walls, failed pans, degraded grout and caulk, and recurring humidity in bathrooms with inadequate exhaust ventilation.

Condensation

Warm, humid air meeting cold surfaces—windows, exterior-wall corners, ductwork, slab edges. Condensation is a moisture source many people never consider.

Prior water damage

Materials that were never fully dried after a past event, sometimes painted or repaired over. Cosmetic fixes don't dry a wall cavity.

Crawlspaces & attics

Ground moisture without vapor barriers, poor ventilation, and duct condensation in unconditioned spaces that share air with the living space more than most people realize.

Common Molds Found Indoors

Laboratories typically report mold at the genus or spore-group level. Here is what the names on a lab report generally suggest—keeping in mind that interpretation always depends on context, baseline comparison, and the building itself.

Cladosporium

One of the most common molds worldwide and usually outdoor-dominant. Indoor elevation can accompany moisture-prone materials and surfaces.

Aspergillus / Penicillium-like

Reported together on spore trap analysis because their spores look alike under the microscope. Indoor dominance often points to damp building materials, elevated humidity, or contaminated dust.

Chaetomium

Frequently associated with chronic moisture on cellulose materials—drywall, wood, and paper facing. Its presence indoors usually warrants a hard look at long-standing water issues.

Stachybotrys

Typically linked to prolonged saturation of cellulose materials. Because its spores are heavy and sticky, air samples can under-represent it—context and moisture history matter more than the count.

Alternaria

A common outdoor mold and a well-documented allergen. Indoor elevation can occur with moisture problems or heavy outdoor infiltration.

Basidiospores

Spores from mushrooms and wood-decay fungi, usually outdoor-derived and seasonal. Sustained indoor elevation can be significant—wood-decay fungi indoors mean serious moisture.

No genus is a verdict by itself. A "concerning" name at low levels with no moisture findings means something very different from a "common" name dominating the indoor profile against the outdoor baseline. This is why lab data needs an investigator, not just a lab.

"Black Mold" and "Toxic Mold": What's True, What's Hype

"Black mold" is not a scientific category—many molds appear dark, and color tells you almost nothing about identity or risk. EPA notes that "toxic mold" is likewise not a scientific term. The mold usually behind the label, Stachybotrys chartarum, is real and worth taking seriously: it is capable of producing mycotoxins, and it typically indicates prolonged saturation of cellulose materials—meaning the building has had a significant, sustained moisture problem.

But here is the part the headlines miss: CDC's guidance is that toxigenic molds should be handled the same way as any other indoor mold. The response doesn't change because of the name—find the moisture, correct it, and remove contaminated materials with appropriate containment. Conversely, a mold with a "harmless-sounding" name at elevated indoor levels is not something to ignore. Prolonged exposure to elevated mold of any species can affect people differently depending on sensitivity, existing respiratory conditions, and duration of exposure.

Bottom line

Don't argue about the label. Elevated indoor mold of any kind means the building has a moisture problem that deserves correction—and the fix is the same regardless of what the mold is called.

Myths & Common Questions

How fast can mold grow after a leak?

Under favorable conditions, mold growth can begin on wet building materials within roughly 24 to 72 hours. That window is why prompt, verified drying after any water event matters so much—and why 'it dried on its own' is one of the most common phrases we hear in buildings with hidden growth.

Does the specific type of mold change what needs to be done?

Rarely. CDC's guidance is that all indoor mold growth should be handled the same way: correct the moisture source and remove or properly clean the affected materials. Species identification is most useful as an investigative clue—certain genera suggest chronic versus recent moisture—not as a trigger for a different cleanup method.

Can I just clean mold with bleach?

Agencies do not recommend it as a fix. Bleach can remove surface staining while leaving the root structure in porous materials, and it does nothing about the moisture that caused the growth. Without correcting the moisture source, mold returns. On porous materials like drywall, removal is generally the appropriate remedy, performed with containment to avoid spreading spores and fragments.

Mold keeps coming back in the same spot. Why?

Recurring growth in the same location is a moisture signal, not a cleaning failure. Something is repeatedly wetting that area—condensation, a slow leak, humidity accumulation, or a ventilation deficiency. Investigating the moisture pathway is the fix; wiping the surface is not.
