How Mold Testing Works

The goal is never "test for mold." The goal is to answer a specific question about your building—is the air impacted, where is it coming from, and what should be done? Testing is a tool in that investigation, and choosing the right tool is where expertise matters.

Investigation Comes First

Sampling without a hypothesis is guesswork. Before any cassette is opened, a proper investigation establishes the building's moisture story: leak history, condensation patterns, ventilation behavior, past water events, and moisture readings across suspect materials. Only then can sampling locations be chosen for clarity rather than chance.

Every sample we collect is documented with chain-of-custody and analyzed by an accredited laboratory. But the lab only reports what was in the sample— where to sample, when, and under what conditions is what determines whether the answer means anything.

Measurements and testing should only be performed once a thorough assessment is complete. Testing without understanding potential issues is essentially random guesswork—misleading, and a waste of your time and money.

Outdoor Baseline

An outdoor sample establishes the day's natural reference point. Spore types and levels vary with season and weather—without the baseline, indoor numbers float in a vacuum.

Cassettes are collected in areas of concern and comparison zones—bedrooms versus living areas, upstairs versus down, near returns and supplies—per the sampling plan.

What the Lab Report Contains

How results become meaningful

Interpretation is comparative, not absolute: the indoor profile—not just the totals—is weighed against the outdoor baseline, room-to-room differences reveal whether an issue is localized or widespread, and everything is checked against the building's moisture findings. An indoor pattern that doesn't track with the outdoor baseline supports the likelihood of an interior source. One sample alone is rarely the whole story.

Targeted Methods for Specific Questions

Room air answers general questions. When the question is about a specific wall, the HVAC system, or a visible material, a targeted method gets you a direct answer.

Wall Cavity Testing

Best For

  • Musty odor with little or no visible growth
  • Known leak history—plumbing, window intrusion, roof flashing, condensate lines
  • Elevated moisture readings behind finished surfaces
  • Room air that tests "normal" while one area remains suspect

How It Works

Air is drawn from inside the wall cavity through a small opening or existing penetration into a sampling cassette, then compared against the outdoor baseline and nearby room air.

Is this wall harboring hidden growth? Is it localized or widespread? Is there enough evidence to justify opening the wall—before demolition, not after?

HVAC & Duct Evaluation

Best For

  • Musty odor that appears when the heat or air conditioning starts
  • Symptoms or irritation reported across multiple rooms
  • Past water damage near returns or supplies, or attic duct condensation
  • Concern that one affected area is influencing the rest of the home

How It Works

Sampling strategy may target supply-side influence, return-side influence, or specific components, alongside inspection of filtration, coil and condensate conditions, and duct integrity.

What It Answers

Is the issue localized or system-influenced? Is the HVAC distributing contamination through the building? Should duct decontamination be part of the remediation scope?

Surface Sampling

Best For

  • Visible suspect growth, spotting, or staining that needs identification
  • Documentation of a specific material or location
  • Distinguishing mold from dust, soot, efflorescence, or cosmetic staining

How It Works

Tape lifts capture particles from smooth surfaces for direct microscopy; swabs collect from porous or textured materials and tight locations—corners, seams, behind trim, under sink edges.

What It Answers

Is this material actually mold? What type? Does the finding change the remediation approach for this specific material?

On-Site Microscopy: Answers During the Inspection

Most inspectors collect samples and wait days for a laboratory. Our specialty in mycology allows something most cannot offer: direct microscopic examination on-site. When visible growth is found during the inspection, it can often be identified immediately—so decisions about containment, further sampling, or remediation scope happen the same day.

On-site screening also protects you from unnecessary testing. If a suspect stain turns out to be soot, efflorescence, or cosmetic damage under the microscope, that's a lab fee you don't pay and a false alarm you don't chase. Complex or disputed samples still go to an accredited laboratory under chain-of-custody—the microscope determines which ones are worth it.

Frequently Asked Questions

How many air samples does a home need?

Enough to answer the question—no more. Every project includes an outdoor baseline plus indoor samples in the areas of concern; larger or multi-zone homes justify additional locations. Oversampling adds cost without adding clarity, and undersampling leaves the question open. The sampling plan should always trace back to what you're trying to learn.

Why is the outdoor baseline so important?

Outdoor air is the reference point for what's naturally present that day—spore types and levels vary by season, weather, and region. Indoor results only become meaningful in comparison: an indoor profile that mirrors the outdoor baseline suggests normal background, while unexpected dominance of certain types indoors points toward an interior source.

Can testing be wrong?

Any single sample can mislead if collected or interpreted carelessly—that's a limitation of snapshots, not a flaw in the science. Levels fluctuate with HVAC operation, weather, and activity, and heavy, sticky spore types can be under-represented in air. This is why methodology matters: documented conditions, a baseline comparison, sampling matched to the question, and interpretation grounded in the building's moisture history.

What does on-site microscopy change?

Speed and precision. When visible growth is found during an inspection, direct microscopy on-site can often identify it immediately—no waiting days for a lab. It also lets us screen whether a suspect material is biological growth or unrelated staining before deciding whether formal lab samples are warranted, which keeps sampling targeted and costs down.
